Welcome to Lot 255, the blog to chronicle the resto-vation (restoration/renovation) of this carriage house with the help of the community!  If all goes well, the plans and permits can be completed in the winter of 2015 so that the work can begin in the spring of 2016.  I know that's a lofty goal but I'm really hopeful there will be enough money raised by the end of the year to get it started.  Speaking of getting it started, here are some photos of my little cutie!!

Needs a little work, huh?  Today, I have launched a campaign to ask for assistance in funding the repairs to the carriage house at http://www.gofundme.com/wd8g5ww4.  The goal amount of $85,000 will cover the entire renovation as well as all of the finishes and furnishings.  I won't be doing any of the carpentry work myself (did I mention that I have no handy-man skills to speak of?) but I have already designed it in my head!  I like to think of myself as a VIYer (Visualize It Yourself) and the execution is left to others more skilled in that area.

Despite her less than attractive appearance, the interior is the easiest part to fix, so I'm told.  There's nothing hidden behind the walls or the ceilings so all necessary work is clearly visible. The carriage house was built without a foundation so the boards at the bottom have rotted over the past century, causing it to "rack" and "pitch" (look at me using those words like I know what they mean!). The highest quote I've received for the resto-vation a couple of years ago was $66,000, which did not include any finishes or utilities.  She's lost a little more of the roof since then so I estimate it will be closer to $75,000.

When I start hearing too many people tell me to tear it down, I bring up the pictures of the Heywood carriage house.  It looked a lot like mine when they started and it ended up looking beautiful!  Here are some pics of theirs before:
